When the Old Layer Has to Come Out

Insulation removal in Brainerd is usually the first step of a bigger fix. Old attic and crawl space insulation that is wet, moldy, matted, full of rodent waste or smoke-damaged no longer insulates well, and it hides the air leaks that cause ice dams and cold rooms. In many older Brainerd homes, the most important air sealing sits underneath a layer that has to be moved anyway. Taking it out gives a clean surface to seal and a clean start for new insulation.

Signs the insulation needs to go

Compressed or matted insulation that has lost its loft. Water stains, or fill that is clumped or crusted from roof leaks or attic frost. Rodent tunnels, nests and droppings, which are common in cabins that sit empty part of the year. A musty or animal smell from the attic. Insulation darkened by air leaks, which shows exactly where warm air is pushing through. Insulation stuffed in a crawl space that has fallen out of the joists or is wet from ground moisture. Any of these is a reason to look closer before adding more on top.

Why not just add more on top?

If the old insulation is dry and clean, adding more is often fine. But wet or moldy insulation keeps moisture against the ceiling and the framing. Rodent-contaminated insulation keeps the smell and the mess in the house. And the leaks hidden under any old layer keep pushing warm, moist air into the attic. Minnesota Rule 1303.1700 sets Crow Wing County's ground snow load at 60 psf, so Brainerd roofs carry deep snow for months, and attic heat loss under that snow is what builds ice dams. Removing a damaged layer lets us seal the ceiling properly before the new insulation goes in.

Vermiculite: stop and test

Some older homes have vermiculite in the attic: a pebbly, grey-brown or gold loose fill. Some vermiculite contains asbestos. If we see it, we do not disturb it. We tell you, and recommend testing by a qualified lab before anyone moves it. If it tests positive, removal has to be done by an asbestos abatement contractor under the rules that apply to that work; HomeAdvisor's range for asbestos removal is $1,190 to $3,255. After the abatement contractor clears the attic, we return to seal and insulate.

How removal works

Most loose fill leaves the attic through a high-powered insulation vacuum: a hose carries it down to a unit parked outside, where it is bagged for disposal. Batts get bagged by hand. We cover the route through your home, seal off the attic opening during the work and wear proper protection. Foam is tougher. HomeAdvisor notes that foam costs more to remove than blown-in or batts, and Fixr puts foam removal at $1.50 to $3 per square foot, rising to about $5 if it must be chipped off by hand.

Crawl spaces and seasonal cabins

Crawl spaces under lake cabins and additions often have fiberglass batts that have fallen out of the joists, gotten wet from ground moisture, or been used by mice. Clearing that out is the first step toward either a properly insulated floor or a sealed, conditioned crawl space. If the space shows standing water or heavy mold, we tell you what needs to be fixed first.

After it is out

With the attic or crawl space clear, we can see and seal every bypass, top plate, chase and penetration. We check the roof deck for leak stains and frost damage and point out anything that needs a roofer. Then we install baffles and new insulation to the depth on your quote. Doing removal, sealing and new insulation as one job avoids paying for setup twice.

Removal is also a good time to deal with anything else the old layer was hiding. Any bath fan dumping air into the attic can be ducted to the outdoors. Wiring that was buried can be checked by an electrician before new insulation covers it again. Rodent entry points at the eaves, soffits and gable vents can be screened or sealed so the new insulation stays clean. In a crawl space, the ground cover can be replaced and the vents and rim sealed. Each of these is easier with the space empty than after new material goes in.

If you are buying a home and the inspection report mentions damaged, thin or contaminated insulation, we can look and give you a written scope and price for removal and replacement, which helps when you are planning repairs after closing and want to know the cost early.

Insulation Removal Questions

Can new insulation go right over what is already up there?

Often, yes. Dry, clean insulation can stay, and new fill goes on top. Wet, moldy, rodent-damaged or smoke-damaged material should come out first, and so should anything that blocks the air sealing.

How do I know if my attic has vermiculite?

Vermiculite is a pebbly, grey-brown or gold loose fill. If you see it, do not disturb it. Have a lab test a sample; a positive asbestos result means removal by an abatement contractor.

How long does attic insulation removal take?

Most attics take a day or less with a vacuum, depending on size, depth and access. Sealing and new insulation can follow the same day or the next.

Is removing spray foam harder than loose fill?

Yes. HomeAdvisor notes foam costs more to remove. Fixr's range is $1.50 to $3 per square foot, up to about $5 for hand chipping.
